CLANWILLIAM / CALVINIA: Natural vegetation for game and livestock

This privately-owned farm covers 1,955 hectares of Karoo winter rainfall landscape.

AGRISELL is fortunate to be able to offer this Botterkloof area farm to potential buyers under an EXCLUSIVE SOLE MANDATE.

Situated on the R364, approximately 50 km from both Clanwilliam and Calvinia, this farm offers breath-taking views and the security of the Karoo.

The first noticeable feature of the location is the amazing scenery. Beyond the charming surroundings, there is a host of activities such as hiking, mountain biking, bird watching, sight-seeing, star gazing or hunting that you and your family or friends can enjoy.

The farm lies in an area where mainly winter rainfall occurs. The long-term average is about 150 - 200 mm per annum. Grazing is winter rainfall Karoo veldt with shrubs, bushes, various grasses, trees, and succulents that flourish after good rains.

The natural vegetation is supplemented by oats planted on the 165 hectares of arable land during winter. Due to large volumes of shrubs and dry grass material being available during the dry periods, only additional energy supplements are needed to keep the livestock in good condition.
The fauna and flora are typical of this type of topography and natural vegetation, making this farm perfect for livestock and/or game farming. In one of the scenic gorges, a perennial freshwater spring adds to the charm of this property. Proteas bloom on sections of the farm.

If carefully managed, you can be sure of natural grazing for browsers and grazers. Various game species such as springbuck, oryx, and wildebeest will thrive in this habitat. Kudu`s, together with indigenous small antelope like steenbok and duiker roam the entire farm. It is quite feasible to transform this property into an easily manageable game farm.

The topography consists of high-lying hills, large plateaus, secluded valleys, slopes and typical Karoo plains. A section of the farm joins the well-known Botterkloof Pass which is a fairly substantial altitude-gaining pass between Clanwilliam, Nieuwoudtville and Calvinia. The origin of the name is not known, but it is probably named after dairy (butter) products being produced on a nearby farm, or possibly refers to the pass becoming slippery as butter in bad weather.

A structurally sound house in good condition (inside) supplies accommodation. It consists of a bathroom, a separate toilet, open plan kitchen/dining room as well as a lounge and TV room. Due to a 5 Kw solar system supplying electricity for domestic purposes, the house is totally off the grid. Farming infrastructure includes a shed, livestock handling facilities and a borehole fitted with a solar pump.

Most of the farm`s acreage is easily accessible (including the plateaus) with a well-maintained track network. In some sections there is no perimeter fencing, but most of the perimeter fencing is jackal proof. The farm is subdivided into 4 inner camps.
